Position Overview We are seeking an experienced and result-oriented Planning & Costing Manager with strong expertise in Maharashtra DCPR regulations, project planning, cost control, and real estate development activities. The candidate will be responsible for end-to-end planning, statutory compliance coordination, cost estimation, budgeting, and monitoring of multiple construction projects. The ideal candidate must have in-depth knowledge of regulatory approvals, development control rules, feasibility analysis, and cost sheet preparation. Key Responsibilities 1. Feasibility & Project Evaluation · Technical feasibility studies for land acquisition & redevelopment projects · Project viability analysis including sale area, loading, cost & revenue estimation · Risk assessment & mitigation planning 2. Maharashtra DCPR Compliance · Strong working knowledge of Maharashtra DCPR rules · Scrutiny of building plans as per applicable Development Control Regulations · FSI calculations, fungible FSI, TDR planning & redevelopment norms · Coordination with Liaison Consultants & Authorities for approvals 3. Costing & Budgeting · Preparation and validation of detailed Project Cost Sheets · Cash flow planning of various approvals 4. Project Planning & Coordination · Lead project planning activities from concept to execution stage · Prepare detailed project schedules, milestones & monitoring systems · Coordinate with Architects, Structural Consultants, RCC Consultants & MEP teams · Monitor project progress and ensure adherence to timelines 5. Documentation & Reporting · Preparation of MIS reports for Management · Budget vs Actual cost reports · Progress tracking dashboards · Coordination with Accounts & Legal teams for project documentation Required Qualifications · Bachelor’s Degree in Civil Engineering (B.E./B.Tech) · 8–10 years of experience in Real Estate / Construction Industry · Minimum 5 years in a leadership role Technical Skills Required · Strong knowledge of Maharashtra DCPR rules · Expertise in FSI, TDR, Fungible FSI calculations · Proficiency in AutoCAD (basic review level), MS Project / Primavera · Advanced Excel for Cost Sheets & Financial Modelling Key Competencies · Strategic Planning & Analytical Thinking · Strong Cost Control & Financial Understanding · Leadership & Team Management · Regulatory Compliance Understanding · Decision Making & Problem Solving · Strong Communication & Coordination Skills Preferred Candidate Profile · Experience in Real Estate development Mumbai, Mumbai Metropolitan Region, Maharashtra (Society / Cluster Redevelopment) · Strong liaisoning and regulatory coordination experience in Maharashtra Compensation As per industry standards Work Location: In person
